KwaZulu-Natal industrial property is not one market. Port-linked manufacturing, North Coast logistics, airport-linked warehousing and inland distribution each create different location requirements.
Start with the movement of goods
- Where do imports and exports enter the supply chain?
- Is the operation port-led, airport-led or inland distribution-led?
- What truck types use the facility?
- How often do vehicles enter and leave?
- Which customer and supplier corridors matter most?
- How sensitive is the operation to congestion and travel time?
Northern industrial corridor
Riverhorse Valley, Glen Anil, Briardene, Cornubia, Mount Edgecombe and La Mercy support a broad mix of warehousing, last-mile distribution, light industrial and airport-linked logistics.
Southern and port-linked corridor
Congella, Clairwood, Mobeni, Jacobs and Prospecton are relevant where port access, manufacturing, automotive supply chains and established heavy industrial activity are important.
Western and inland corridor
New Germany, Westmead, Pinetown North and Cato Ridge can support inland warehousing, manufacturing and regional distribution requirements.
Gordon's perspective
The building cannot be separated from the transport logic. I would start with the supply chain, truck movement, labour, power and yard requirement, then choose the area and finally the property.
