Johannesburg's eastern industrial belt contains some of Gauteng's most important warehousing, logistics and light-industrial locations. From Linbro Park and Longmeadow through Germiston, Jet Park, Isando, Spartan and Pomona, businesses can access a wide range of industrial property within a relatively concentrated part of the Gauteng market.
The areas may appear close together on a map, but they do not all serve the same requirement.
For an occupier looking for warehouse, distribution, manufacturing or operational space, the important question is not simply: Where is industrial property available? It is: Which location best supports the movement of our people, goods and business?
Start with the operational requirement
Before comparing individual properties, a business should understand what the building and location actually need to achieve.
- Warehouse size and configuration
- Yard and truck-access requirements
- Proximity to major highways
- Airport access
- Customer and supplier locations
- Employee accessibility
- Distribution routes
- Power requirements
- Building height and loading configuration
- Security
- Office-to-warehouse ratio
- Future expansion
- Total occupancy cost
Linbro Park
Linbro Park occupies an important position between Johannesburg's northern commercial market and the eastern logistics network. Its location provides businesses with access towards Sandton and the wider northern Johannesburg market while remaining connected to major regional transport routes. This makes it particularly relevant to companies that require an industrial or logistics facility while still maintaining close relationships with corporate customers, offices or business operations in northern Johannesburg.
Longmeadow, Long-Lake & Meadowview
This cluster is particularly relevant to larger distribution operations and businesses looking for modern logistics facilities. Longmeadow has an established larger-format distribution role, Long-Lake offers newer development and expansion opportunities, while Meadowview combines A-grade logistics space with stronger office components and a more corporate industrial environment.
Meadowdale, Tunney & Gosforth Park
These established East Rand locations provide a broader mix of industrial stock. They can accommodate warehousing, logistics, manufacturing, engineering and trade-related occupiers, with strong connections into the Germiston and wider Ekurhuleni freight network. Property type and building specification can vary significantly, so the individual facility is particularly important in these areas.
Jet Park, Isando & Spartan
These established airport-facing industrial areas provide direct access to the O.R. Tambo economy and major Gauteng road infrastructure. They remain particularly relevant to freight, distribution, warehousing, light manufacturing and businesses requiring rapid access to the airport. Stock ranges from older practical industrial buildings to upgraded and modern logistics facilities.
Pomona, Bredell, Glen Marais & Witfontein
The northern airport corridor has seen significant logistics and industrial growth. Pomona is now a major modern distribution node, while Riverfields and surrounding localities extend the logistics market north of O.R. Tambo. Bredell adds further development and logistics potential along the R21 corridor, although zoning and property type can vary materially between sites.
Airport access is important - but it is not the only consideration
The property closest to O.R. Tambo International Airport is not automatically the best logistics location. The better location depends on where goods originate, where they are going, how often vehicles move, employee travel patterns and which highways form part of the normal distribution route.
A business primarily serving northern Johannesburg may evaluate Linbro Park differently from an airfreight operator. A national distributor may place greater emphasis on highway connectivity and large-scale warehousing. A manufacturer may prioritise power, yard configuration and labour accessibility.
Compare the operation, not only the address
Industrial property decisions should begin with the operation. Building specification, truck movement, loading, power, staff access, security and future growth all need to be assessed alongside the location itself.
The 5th Avenue perspective
Our role is to understand how the business operates, identify which locations support those requirements and then compare the properties available within those locations. By looking at the Area, surrounding precincts, Parks, transport routes and property specification together, occupiers can make a more informed property decision.
