Choosing between a high-profile CBD address and a landscaped office-park environment
A Sandton office requirement often comes down to one major strategic choice: locate in the CBD itself, or choose one of the surrounding office nodes that still offers close access to Sandton while providing a different working environment.
When the CBD makes sense
The CBD is compelling when clients, professional networks, Gautrain access, hotels, conference facilities and immediate proximity to Sandton’s major institutions are central to the business.
When decentralised Sandton makes sense
Nodes such as Wierda Valley, Strathavon, Benmore and Parkmore can provide office-park environments with parking, gardens, controlled access and easier day-to-day movement while remaining close to Sandton Central.
Compare total occupancy, not rent alone
Parking, operating costs, backup services, fit-out condition and employee commuting can materially change the real cost and usefulness of an office. The lowest headline rental is not necessarily the best-value option.
Think about the workplace experience
Traditional office towers, landscaped office parks and mixed-use precincts create very different staff and client experiences. The choice should reflect the organisation’s culture and operating model.
Peter's perspective
I would always show a client at least one strong CBD option and one strong decentralised option where the brief allows it. Seeing both environments makes the trade-offs much clearer than discussing them in theory.
