Power, water, parking, security, access and the real day-to-day workplace
Two office parks can sit minutes apart and perform very differently for an occupier. Beyond location and rental, businesses should compare the practical systems that determine whether the office works every day.
Business continuity
- Backup power: what is supplied and to which areas?
- Backup water: how much capacity is available and what services are covered?
- Fibre and connectivity: which providers and redundancy options are available?
Parking and movement
- How many bays are allocated to the office?
- What is the mix of basement, covered and open parking?
- How easy is visitor access and wayfinding?
- Does peak-hour traffic affect the actual commute?
Security and access
Controlled entrances, 24-hour security, perimeter systems and visitor procedures can affect both staff confidence and operational convenience.
Amenities and staff experience
Coffee shops, gyms, restaurants, green space and nearby retail can materially improve the everyday workplace, especially for larger teams.
The office itself
Floorplate efficiency, natural light, subdivision potential, fit-out condition, signage and flexibility for future growth should all form part of the comparison.
Peter's perspective
A Park can look excellent on paper and still be wrong for a business. Decide on the combination of building, parking, continuity, access and lease terms — not one headline feature.
